All services may be ordered from our office by either faxing or through the Order Request link at the left of the page.
1. Limited Title Search -- Also called “Current Owner Search”. - We examine title from the time the borrowers acquire title to the present. We obtain a copy of the deed and check county records for mortgages and liens. We also, note tax evaluations and half-year amounts. This Information is presented in a concise; easy to read printed report.
2. Raw Title Search -- Also “Current Owner Search”. - We examine title from the time the borrowers acquire title to the present. We obtain a copy of the deed and check county records for mortgages and liens. We also, note tax evaluations and half-year amounts. This Information is presented on a hand written title write up form.
3. Foreclosure Title Search -- We examine title from one previous owner forward. We obtain copies of all deeds, mortgages, liens. We note tax evaluations and half-year amounts. This title also has bankruptcy and probate verified. This information is presented on a easy to read printed report. All updates required on this order are provided at no additional charge, copies included.
4. 42 Year Title Search -- Title is examined for a period of not less than 42 years, checking each owner during that time frame. We check and provide copies for applicable liens, mortgages, easements, leases, bankruptcy and court cases and probate proceedings.
5. Preliminary Title -- A property record card, copy of deed, tax values and plat sketch are provided in this raw hand written title. No Lien or Mortgage information is provided.
6. Mortgage Check -- A title request which only provides mortgages, parcel identification number and basic legal information.
7. Legal and Vesting Report -- Report that provides the legal description and owner as shown on the last deed of record.
8. Legal and Taxes Report -- Report that provides the Taxes and legal description as acquired by County Records.
9. Probate Check -- Report provides Probate Court docket if any case is able to be located. If additional copies within case are needed, there is a copy fee charge.
10. Southern District Bankruptcy Check -- Report provides Bankruptcy Court docket if any case is able to be located. If additional copies within case are needed, there is a copy fee charge.
11. Release Chasing -- Includes locating the holder and obtaining a copy of the release.
12. Release Indentification -- Included preparing a release and filing it at the courthouse.
13. Document Filing -- Filing of any courthouse documents.
14. Assignment Filing Services -- Bulk filing of assignments at the courthouse and preparing incomplete assignments for filing.
15. Drive-By -- Drive-By of real estate for visual inspection at clients request. Photos available upon request.
16. Copies -- Of any courthouse document available upon request.
